Changing is easy! If you are looking to make a change and wish to receive the Harber difference, all we require is your written authority. To make switching to Harber as simple as possible, we will organise everything from getting your authority, to notifying your current agent, collecting documents and informing tenants.
We have specific systems to effectively maximise rental incomes and minimise rental arrears. Our strict rental arrears policy is relayed to tenants upon signing leases.
We conduct private viewings and open for inspections to lease our properties, and all of our property viewings are conducted by one of our team (no keys are given to prospective tenants). All prospective tenants are comprehensively screened and, with our recommendations, all suitable tenancy applications are referred to our Landlords for a final decision.
We use licensed and insured tradespeople for repairs and maintenance. When completed, we obtain and can supply copies of invoices for work completed.
We provide highly detailed comprehensive Property Condition Reports which are updated and reviewed for each tenancy.
Periodic inspections are conducted four times per year. A detailed report is provided each time which will include recommendations of future rent reviews and maintenance to ensure the property is always at a premium.
We take care of all accounting from monthly statements, annual income and expenditure statements for end of financial year, monies banked or forwarded by cheque, payment of repairs and maintenance and rental bond processing.
The Harber sales team will appraise properties and keep our Landlords informed of changing values or, if they are considering selling, we will advise them on all aspects of the selling process to help accurately price the property and determine the best strategies to market to all prospective buyers.
